Generic pre-lodgement guide based on standard NZ building consent requirements — not council-specific and not a compliance assessment. It checks that documents a consent typically needs are present, not that their content is adequate. Confirm requirements with your BCA before lodging.

Know your set is complete — for your council

This is the generic checklist. ConsentIQ reads your actual submission and flags what's missing against the request patterns of your specific BCA — drawn from 420,000+ real consent data points — before you lodge. It's the difference between a generic list and knowing this set will clear intake.

Building consent documents — questions

What documents do I always need for a building consent?

Every consent needs the application form (Form 2), evidence of ownership, a site plan, floor plans and a specification. Most building work also needs elevations, cross-sections, foundation and bracing information, and — for thermal work — an H1 energy schedule. This tool adds the rest based on what your project involves.

Is this checklist specific to my council?

No — it's a generic New Zealand checklist to sanity-check your set before lodging. Councils (BCAs) have their own emphases and extra requirements. The paid ConsentIQ check reads your submission and flags gaps against your specific council's request patterns.

Do I need an H1 energy schedule?

If your project creates or alters the thermal envelope (external walls, roof, windows or insulation), yes. You can produce the calculation with our free H1 check, or have it read off your drawings by the H1 Calculator.

Does a complete set guarantee my consent?

No. This checks presence, not adequacy — that the documents a consent typically needs are there, not that each satisfies the Building Code. Treat it as a completeness sanity check, not a producer statement.
